Op\u0107i uvjeti poslovanja<\/strong><\/p>

understands and accepts all the T&C presented. Aurum Estate ltd. might change these periodically- users must
moraju pro\u010ditati trenutno a\u017euriranje prije nego \u0161to po\u010dnu koristiti web stranicu ili dostupne usluge. U slu\u010daju da se ne sla\u017eete
with these T&C, kindly terminate Agreement with Aurum Estate ltd. and suspend the use of this Website.<\/p>

The feelgoodliving.club website is owned and managed by Aurum Estate d.o.o., Zagreb,
Croatia, Company ID (OIB): 89318908366 (further: \u201eAurum\u201c, \u201cwe\u201d or \u201eus\u201c). These terms and conditions (further:\u201cT&C\u201d) are
(dalje: \"FGL\") dostupnu na ili putem web stranice https:\/\/feelgoodliving.club (dalje: \u201cWeb stranica\u201d) i
or through the www.feelgoodliving.club (further: \u201eWebsite\u201c) and describe your responsibilities as well
as the procedures that guide your relationship with Aurum thereby limiting the liability of Aurum and its associates including,
without limitation, all other service\/product providers through Aurum and this Website (the \u201cPartners\u201d).<\/p>

FGL Users are aware that Feeel Goood Living service is NOT a Timeshare system, travel agency activity, or in the role of a real estate agent\/agency towards any party. Rather, Feeel Goood Living service is a platform (application) which
comprises of the vacation or rental property owners list (with description and pictures) where they offer their properties for a visit to another FGL Users. Aurum obtains symbolic fee for assisting our customers\/members to connect
and for running a website.<\/p>

DEFINICIJE<\/strong><\/p>

EXCHANGE or COMPENSATION.<\/strong>\u00a0Arrangement in which FGL Users (Parties) agree to offer each other a visit for a set
period of time. Exchange can cover any type of\u00a0residence\/property including villas, apartments, hotels or boats.
Exchange within FGL is carried out utilizing the Krowns. Exchange is not possible if there are no enough Krowns on the
virtual account. Exchange stay is confirmed only when Guest and Host member receive the reservation confirmation
from Aurum and Exchange fee is paid to Aurum. The shortest period of Exchange is six (6) nights i.e. 7 days in cluster.<\/p>

EXCHANGE FEE<\/strong>. The admin fee that Guest User settles towards Aurum for every reservation made in other Users & property.
Exchange Fee does not include the Partners & fees which is paid separately (when applicable). Each accomodation and
their owner\/person in charge have set the rules what is included in the accomodation visit and this is specified in Annex
1 of FGL User Agreement (all other services are charged separatelly (with Aurum consent).<\/p>

FGL SERVICE USER<\/strong> (further: Member or FGL Member). User of FGL service who accepted T&C stated here and whose
property is verified and accepted as the basis of the cooperation between Aurum and a Member.<\/p>

KORISNIK-GOST (nadalje Gost ili Gosti): korisnik FGL usluge koji je primio potvrdu datuma rezervacije o posjetu imovini\nDoma\u0107ina. Gost je osoba odgovorna za radnje \u010dlanova njihove obitelji, pozvanih ili posjetitelja na posjedu Doma\u0107ina u\nvrijeme posjeta (Razmjene).<\/p>

HOST SERVICE USER<\/strong> (Host, Hosts or Host Member): The Member who owns verified property and\/or who owns power of
attorney to legally represent the owner (or property manager in the time of the visit of a Guest), that Guest Member
visits on the dates confirmed by Aurum.<\/p>

KROWNS:<\/strong> The intern currency used in Exchange among the Members. Krowns are gained by (Host Member) offering
available dates for a visit at their property (for the use of other Members), by purchasing Krowns directly from Aurum (by
FGL Member) or by reffering a new member (at the moment when the new owner becomes new member of FGL, the
referrer receives the same number of KROWNs as is the rent amount of the recommended property in euros for 6
nights\/ 7 days).<\/p>

PARTNER:<\/strong> Partner is a party (company or a person) that is indicated as \u201eour partner\u201c, that Aurum has an agreement with and
FGL Member may hire them at the exclusive rate. Partners are at disposal to FGL Members for their particular events
(and\/or Exclusive experiences) during the Exchange where Partners offer their services or products in order for FGL
Members having richer experience during the Exchange visit.<\/p>

VERIFIED PROPERTY:<\/strong> Property of FGL Member that meets specified requirements in order to be a part of FGL, whose
owner\/person in charge met Aurum staff and the property was reviewed either in person or by live virtual tour (not
prerecorded).<\/p>

INTERAKCIJA UNUTAR FGL<\/strong><\/p>

The applicants shall submit their application for review to Aurum in order to become FGL Members. After the consideration
& admission, and as the owner of a verified\/accepted property, you become an approved FGL Member. There is no cost
for using the FGL Service at this moment. Once there will be charge, Aurum will inform you at least two (2) months before
the service charge will start to apply (by email).<\/p>

Korisnici FGL-a pristaju ugostiti druge Korisnike FGL-a na najmanje posjet u du\u017eini od 6 no\u0107i u visokoj sezoni (mogu se\nnapraviti povremene iznimke ako na\u0161e osoblje da dopu\u0161tenje) \u0161to \u0107e biti nazna\u010deno\/rezervirano za sljede\u0107u godinu.\nOsim ovog obveznog dostupnog razdoblja posjeta od 6 no\u0107i, Korisnici FGL-a mogu tako\u0111er ugostiti bilo koje drugo doba\ngodine ako \u017eele, ili mogu nazna\u010diti \u201ena upit\u201c na svom profilu.<\/p>

Imovina mora ispunjavati sljede\u0107e uvjete:\n\u00b7 tr\u017ei\u0161na vrijednost najamnine nekretnine\/pokretnine -koja je predmet u razmjeni - procjenjuje se na >500$ dnevno, i\/ili\n\u00b7 nekretnina je prepoznatljiva po arhitekturi, pogledu, okru\u017eenju\/mjestu\/regiji, posebnim uslugama koje su dostupne itd.\nPreporuka postoje\u0107eg Korisnika je po\u017eeljna, ali nije uvjet jer \u0107e \u010dlan na\u0161eg tima provjeriti nekretninu i upoznati se s\nvlasnikom ili odgovornom osobom.<\/p>

Aurum makes every reasonable effort to accomodate all members Conmpensation requests or to offer comparable
properties, dates and destinations. Members call or send request to our staff (by email or in other appropriate manner)
informing them when and where (which property or place) they selected from the platform and wish to stay at and we
are delighted to assist in arranging the Exchange for them. At the time of admission of new FGL Member, we will also fill
the questionnaire with your preferences, values and life style in order to assist you with your best choice.<\/p>

Only after Aurum sends both the Host Confirmation & Guest Confirmation and the Exchange fee have been
received by Aurum, shall the Exchange be considered definitive and valid. Aurum highly recommends that Guests never make
their travel arrangements (purchase airfare, car rental, etc.) until they have received their Confirmation from the Aurum.<\/p>

Exchange Fee is currently 10% of market rent value of the property in desired season and it is paid for each visit by Guest
member to Aurum. Market rent value is indicated on the profile of each property in Krowns (1 Krown amounts to 1 EUR). Aurum
reserves the right to change percentage\/amount of Exchange fee which will be indicated here in T&C.<\/p>

KROWN za Razmjenu uvijek su jednake tr\u017ei\u0161noj vrijednosti najma nekretnine u EUR (i uklju\u010dene usluge i pogodnosti).\nJedna (1) KROWN predstavlja jedan (1) EUR i iznos je prikazan na na\u0161oj web stranici (za no\u0107 i\/ili 6 no\u0107i boravka). Na\nprimjer: \u201c5000 KROWN za no\u0107\u201d. KROWN istje\u010du nakon 10 godina. Novi \u010dlanovi imaju priliku kupiti 10000 KROWN za 2000\nEUR, 25000 KROWN za 5000 EUR ili 70000 KROWN za 10000 EUR. Ova opcija \u0107e biti otvorena prva tri (3) mjeseca od\ndatuma pristupanja i 3 mjeseca od po\u010detka svake sljede\u0107e godine kori\u0161tenja platforme. Ovom predno\u0161\u0107u, Gosti \u0107e podi\u0107i\nsvoj monetarni prag za boravak u vrhunskim luksuznim objektima.<\/p>

Korinici FGL-a imaju priliku ste\u0107i KROWNe preporukom novog Korisnika (kada novi vlasnik postane korisnik FGL Usluge,\npreporu\u010ditelj dobiva jednak broj KROWNa koliki je najam preporu\u010dene imovine u eurima za 6 no\u0107i).<\/p>

Svaki Korisnik FGL-a mora ostvariti najmanje 3000 novih KROWN-a (putem ugo\u0161\u0107ivanja, odre\u0111ivanjem datuma dostupnih\nza posjetu drugim Korisnicima, preporuke ili kupnje) prije isteka svake godine kori\u0161tenja (osim prve godine kori\u0161tenja).<\/p>

Korisnicima FGL strogo je zabranjeno napla\u0107ivati \u200b\u200bprihod od najma od drugih FGL korisnika za dogovorenu Razmjenu.\nTakav \u010din podlije\u017ee sankcijama uklju\u010duju\u0107i prestanak kori\u0161tenja FGL platforme\/ prekid sporazuma.<\/p>

Va\u0161a je obveza kao korisnika FGL a\u017eurirati svoje osobne podatke (kao \u0161to su telefonski broj i e-mail) tako da nakon \u0161to se\nRazmjena dogovori, Doma\u0107in i Gost tako\u0111er mogu dobiti me\u0111usobni kontakt kako bi dali i primili dodatne informacije o\nposjetu (npr. ulazni kod itd.).<\/p>

All of our members oblige to treat other owners, properties, Aurum Estate and their staff with care and respect
and thus understand that any conduct that include inappropriate or violent behavior will not be tolerated i.e. it will lead
to immediate cancellation of using FGL service (including cancellation of all future planned visits regardless of Exchange
fee and other fees being settled).<\/p>

PRIPREMA IMOVINE ZA RAZMJENU I ODGOVORNOSTI KORISNIKA FGL<\/strong><\/p>

Svaki Korisnik FGL-a trebao bi predstaviti svoju imovinu na na\u010din koji je privla\u010dan drugim Korisnicima FGL-a, a da pritom\nne obmanjuje druge u bilo kojem pogledu apropos stanja imovine (eksterijer, interijer, objekti, itd.).<\/p>

You guarantee that pictures, videos and texts that you share with Aurum:
a) are not some else’s intellectual property,
b) that you have a permission to use them on Website (in case that you are not the author).<\/p>

You guarantee that Aurum Estate ltd. has full permission to use or publish on the Website (and other sites\/partners
that we collaborate with) any material (pictures, videos, etc.) that you share with us (by email or any other means). You
accept entirely the financial liability that may (for any reason) be put on FGL\/ Aurum for publishing these materials.
If you wish, we may arrange our staff (or associate) to come and create material which will be then posted on the
Website.<\/p>

FGL Members give to Aurum the consent for verification of the property in person. Aurum assigns the members of management
to visit the property for quality\/standard insurance purposes. At the time of the Aurum management members visit (provided the Host\/owner\/person in charge is not present), the Guest responsibilities\/provisions will apply.<\/p>

Korisnici FGL-a mogu navesti posebne smjernice\/upute u vezi s posjetom na svojoj imovini, na primjer: vrijeme\nprijave\/odjave, kori\u0161tenje sustava i ure\u0111aja, \u0161ifra klju\u010da ili pravila vra\u0107anja klju\u010deva, broj ljudi koji \u0107e se slu\u017eiti imovinom,\ndob djece, zabrana pu\u0161enja, zabrana ku\u0107nih ljubimaca itd. koje se moraju po\u0161tivati.<\/p>

Guests shall respect (if not indicated in advance, FGL\/Aurum will communicate between the Guest and the Host) Host’s
requirements regarding minimum age of the oldest Guest & invitee\/companion if the Guest him\/herself is not present.
The invitee\/companion that is visiting in the Guest’s name shall submit their ID to Aurum prior to reservation confirmation
for the Exchange.<\/p>

All FGL Members are required to obtain and renew the appropriate property insurance (apart from others – for any\/all
non-paying guests) and to provide the confirmation\/certificate upon request from Aurum.<\/p>

Svi Gosti du\u017eni su se prijaviti te platiti lokalnu naknadu za turiste (koje se ina\u010de pla\u0107aju pri najmu turisti\u010dkog objekta) i\nsli\u010dne naknade- ovisno o lokaciji.<\/p>

Doma\u0107in mora obavijestiti Goste postoje li CCTV ure\u0111aji unutar objekta i Doma\u0107ini su suglasni da ne\u0107e zauzimati niti\njedan dio prostora\/cijeli posjed odabran za Razmjenu tijekom posjeta Gostiju.<\/p>

Host Member is responsible for the housekeeping\/cleaning before arrival and after Guests leaving. In case that the
cleaning service is available during the stay, Hosts must inform Aurum and their Guest whether it is chargeable and what is
the cost that the Guest will be paying if they opt for it. Hosts are forbidden to charge the Guest any amount for any
service that Aurum is not aware of and approved- before the Exchange, during or after Exchange.<\/p>

Doma\u0107ini su du\u017eni odr\u017eavati u vrlo dobrom \/ izvrsnom stanju cijeli interijer (uklju\u010duju\u0107i, ali ne ograni\u010davaju\u0107i se na:\nposteljinu, namje\u0161taj, svjetla, ku\u0107anske aparate\/sustave, sprave, ma\u0161ine koji se uobi\u010dajeno koriste) i, ako je primjenjivo,\ncijeli eksterijer (uklju\u010duju\u0107i, ali ne ograni\u010davaju\u0107i se na do: fasade, ulaza, rasvjete, bazena, dvori\u0161ta i prate\u0107eg vanjskog\nnamje\u0161taja).<\/p>

Gosti su suglasni platiti sve dodatne tro\u0161kove tijekom boravka (kao \u0161to su, ali ne ograni\u010davaju\u0107i se na, (mobilni)\ntelefonski pozivi, dnevno \u010di\u0161\u0107enje - ako su to zatra\u017eili i ako se napla\u0107uje, itd).<\/p>

Gosti su du\u017eni napustiti posjed u dobrom stanju (kako o\u010dekuju da i njihovi Gosti napuste njihov posjed).<\/p>

Both the Guests and the Hosts agree to provide their feedback to Aurum after every visit.<\/p>

POLITIKA OTKAZA<\/strong><\/p>

Prije bilo kakvog otkazivanja, Gost i Doma\u0107in du\u017eni su potra\u017eiti alternativni datum posjeta prije nego \u0161to nastave s\npotpunim otkazivanjem.<\/p>

Nakon \u0161to se Gostu i Doma\u0107inu dodijeli potvrda rezervacije, a Gost otka\u017ee svoju rezervaciju, Gosti \u0107e obi\u010dno izgubiti\nnaknadu za Razmjenu i potvr\u0111eni posjet osim u slu\u010daju vi\u0161e sile (uklju\u010duju\u0107i, ali ne ograni\u010davaju\u0107i se na rat , pandemiju,\ndr\u017eavnu zabranu, prirodnu katastrofu, iznenadnu veliku \u0161tetu na imovini Doma\u0107ina zbog vi\u0161e sile ili ozbiljne\nneo\u010dekivane\/iznenadne te\u0161ke bolesti Gosta \/njegovog pratitelja).<\/p>

Hosts shall not cancel confirmed reservation except in the case of aforementioned force majeure events. Apart from
these circumstances, the Host is obliged either to reimburse all costs that the Guests bear arising from cancelled visit or
(if the Guest agrees) arrange similar alternative property within 50km radius for the same dates of the visit. Guest
Member shall not hold Aurum liable for any arising or consequential cost (such as air ticket, self arranged trips, etc.)<\/p>

ODRICANJE OD ODGOVORNOSTI<\/strong><\/p>

Guest Members confirm the following: any\/all intention to execute a complete and unconditional waiver and release of
all liability to the full extent of the law for any loss, injury, death and expenses as the result of visiting the Host
Member\u2019s property and confirm a complete and unconditional release of all liability and claims towards Aurum Estate\u00a0ltd. and Host Members (unless caused by unethical behaviour or deliberate neglect of the Host Member).<\/p>

Host Members confirm the following: any\/all intention to execute a complete and unconditional waiver and release of
all liability to the full extent of the law for any loss, injury, death and expenses as the result of Guest Members visiting
their property and confirm a complete and unconditional release of all liability and claims towards Aurum Estate
ltd. and Guest Members- including invitees\/visitors (unless caused by unethical behaviour or deliberate neglect of the
Guest Members).<\/p>

FGL Members (the Guests) waive all the claims agains the Host Member or Aurum if the Host’s property becomes
unaccessible because of sudden gross damage on the Host’s property due to force majeure. In this case, Aurum will refund
to the Guest the Exchange fee they paid (substracted by transaction costs amount).<\/p>

Gost (bilo da se radi o samom Gostu ili \u010dlanovima njegove obitelji\/uzvanicima\/posjetiteljima) je u potpunosti\nodgovoran za bilo kakvu\/svu \u0161tetu nastalu tijekom posjeta Doma\u0107inu.<\/p>

Aurum and all of their staff, associates, partners or anyone else that Aurum is cooperating with, by no means are liable
(regardless of nature of any claim) to FGL Members for the sum of money greater than FGL Members paid to Aurum for an
Exchange.<\/p>

All Aurum partners or anyone else that Aurum is cooperating with, are by no means liable (during or as a consequence of the
Exchange) for any claim including, but not limited to: robbery, personal injury\/death, loss\/damage of possesions.<\/p>

Aurum saves the right to cancel this Agreement in the event of FGL Member failing to comply with these Terms and
Uvjete i odredbe. Sve akumulirane KROWNe \u0107e u tom slu\u010daju biti izgubljene.<\/p>

ZAVR\u0160NE ODREDBE<\/strong><\/p>

Za ove Uvjete kao mjerodavno pravo primjenjuju se zakoni i drugi propisi Republike Hrvatske, kao i pravo Europske\nunije koji se primjenjuje u Republici Hrvatskoj.<\/p>

All disputes related to the application of these conditions are subject to the jurisdiction of the Court in Zagreb with
the application of Croatian law.<\/p>

Korisnici FGL-a mogu raskinuti ovaj ugovor minimalno 30 (trideset) dana unaprijed, osim kada su potvrdili rezervaciju za\nposjetu kao Doma\u0107in u kojem slu\u010daju \u0107e ugovor biti otkazan odmah nakon posljednje rezervirane Razmjene. Korisnici\nFGL razumiju da (u slu\u010daju raskida Sporazuma) nemaju pravo na povrat kupljenih KROWNa, naknade za Razmjenu ili bilo\nkoje\/sve druge tro\u0161kove koji su proiza\u0161li iz potvr\u0111enih rezervacija\/posjeta u ulozi Gosta.<\/p>

U slu\u010daju da \u017eelite prodati svoju nekretninu, Va\u0161e KROWNe mo\u017eete koristiti za budu\u0107e Razmjene. Mo\u017eete predstaviti
Feeel Goood Living platformu novom vlasniku i u tom slu\u010daju sklapamo sporazum s njima. U mogu\u0107nosti smo uputiti Vas
na na\u0161e suradnike- agente za nekretnine koji \u0107e Vam mo\u0107i pomo\u0107i u prodaji. Na Va\u0161 zahtjev izradit \u0107emo novi profil
