1. You own at least one luxury property (min. 500 eur/night in high season) and you have agreed to make one (of them) available 7 days in a year* for other platform members to visit.
2. Signing the T&C agreement with our company.
3. We will present your property to other users, and you will also have access to the profiles of all properties on the platform.
4. When you choose a property where you would like to spend your next vacation, contact us – we will check when it is available (if not already indicated) and we will connect you with the owner of that property when everything is approved (in written form).
5. Feel free to organize your trip!
6. Feel free to call us for all admin/technical details and any inquiries.
7. You will be both- a Guest (in another member’s property) and a Host (you will host another member in your property) at some point. Treat both guests and hosts as you would like yourself to be treated.
Feeel Good Living (FGL) is a service/platform on which users from all over the world who own:
– a luxury property whose primary purpose is rental and/or
– (secondary) property whether it’s a villa, a boat or a private island and have the opportunity to offer their property to other users of this service (also property owners) in exchange for visiting theirs, explore destinations and magnificent new ways of traveling!
Think of it as a platform where you can:
– compensate your luxury vacation for a stay in your luxury accommodation
– compensate (regular) stay in your luxury property/holiday property, for stay in property of the fellow FGL users in (many other) desired destinations!
It is for the luxury property owners that would like to take advantage of their (second owned) home and/or renting luxury property by offering it to FGL validated Members in exchange for using theirs- in any part of the world.
This platform is designed for the people being in love with beautiful living, traveling and dazzling individually tailored events, making meaningful connections with others or realizing the business opportunities with them, thriving in every aspect of their life!
Never pay for luxury accommodation again- instead, compensate with a stay in your own luxury property! There is only a 10% exchange fee. Whether you need minimalistic neat villa for a corporate event/trip or property with a mesmerizing view and huge backyard where you can get lost with your family or savor the precious time alone/with a partner, we willfind solution for you (just in case you can’t find it on our list, let us know what exactly you wish and we will give our best to accommodate your request- or you may recommend the accommodation that might be interested in becoming a

Members are primarily discerning owners of the luxurious properties (house/villa, boat, private island) as yourself, who share the love for beautiful life, luxury traveling and connecting with other people with similar interests. They are business (wo)men, inventors, public figures and so on.
IMAGINE THIS: You became member of FGL service. You have your second property in Dubai and would love to come to visit Croatia (or Singapore Or South Africa. Or Costa Rica)
You can save up to 90% of the price of the luxury accomodation and also feel at ease as if you came to your best friend’s house. Now… Businessman from Croatia has a wonderful villa in Croatian coast overlooking turquoise sea in front and Biokovo mountain in the back. You saw the pictures of it on our platform and you love it!
Also, he would love to visit Dubai and stay in the trusted accommodation ‘coz he feels he’ll be more comfortable there (of course, he likes the privacy that he will have there too). … As well as that he would feel 100% more special because of personalized approach.
So, you were able to connect through our website and decide to make a compensation: your stay in their accommodation for their stay in yours. Although it can be at the same time that you visit their property (when they would like to visit yours), it is not a rule- the exchange can be non-simultaneous.
He would like to stay with his family for 10 days and four more days for business meetings (altogether 2 weeks). You might choose to stay only 5 days at his property. Both of you will save 90% of the market price rent cost – there is only 10% of exchange fee for every exchange Party in the role of the Guest. Also, you as a FGL Host get the Krowns on your virtual FGL account. The more days you offer your property for exchange, the more Krowns you will be able to accumulate through hosting which will be used for your future exchanges!
Indeed, the exchange doesn’t have to happen in the same time (simultaneously) but also in different times, with different properties (ex. yacht for a house, or private island) i.e. with different owners (you stay at owner X and owner X decides to stay at the property of owner W).

For that, we have Krowns which are FGL’s currency (1 Krown is equal to 1 EUR).
We allocate those to every host (so that they can use it for other compensations/exchanges) once they allocate the available dates, host the other member or refer FGL to another owner who becomes FGL Member.
For instance, you would like to stay in a Member’s villa in Dubai (6 nights/7 days) whose market value for the rent is 15000 EUR per week. You will only pay 1500 EUR for the exchange (and you save 13500 EUR since you are compensating it with 13500 Krowns that you got from hosting at your luxury property!).
Every host gets Krowns which is equivalent to market value for the rent: in this case, the owner of the villa in Dubai will get 15000 Krowns on their FGL account that they are able to utilize for a visit to another property.
Why is it important to have as many Krowns in a virtual account as possible? For example: the market value of your property rent is 3000 Krowns (EUR) for 6 nights stay, and some other’s property amounts to 35,000 Krown (EUR) for 6 nights. In order to be able to visit a higher value property, you ought to have more Krowns in your virtual account.
Sometimes the possibility of gaining the Krowns and visiting properties of greater value is not possible only by offering the dates/hosting to other members of the platform once a year for 6 nights.
Hence new members have an opportunity to purchase 10000 Krowns for 2000 EUR only, 25000 Krowns for 5000 EUR or 70000 Krowns for 10000 EUR. This option is open for the first three (3) months from the date of joining and at the beginning of every following year of membership (for the first 3 months). By this advantage, Guests will raise their threshold for staying in the top luxury properties. Kindly be reminded that the 10% exchange fee still applies with every exchange (when FGL Members and in the role of the FGL Guests).
Therefore, KROWNs can be obtained by recommending FGL to a new user (at the moment when new owner becomes new member of FGL, the referrer receives the same number of KROWNs as is the rent amount of the recommended property for 6 nights in euros), by purchasing the KROWNs, and by hosting other users, i.e. by making property available for visiting other users of the platform for as many days as possible.

There are specific prerequisites that one becomes a member. The owner of the luxurious property (house/villa, private island or a boat) is willing to exchange their property for a minimum of 6 nights (cluster) over a period of one year during medium- high or high season of the property location.
The following conditions ought to be filled apropos the Property:
– market value of the property rent -which is subject to exchange- is estimated to >500€ per day, and/or
– property is distinctive by the architecture, the view, environment/venue/region, special services that are available,
etc.
Reference from an existing member is desirable but it is not a requirement since a member of our team will come to physically see the property and to meet the owner or a person in charge.
At this moment there is no member fee, annual or month fee. There is only a 10% fee per exchange which is equal to 10% of the market rent value of the property. For instance, you would like to stay in a Member’s villa in Dubai (6 nights/7 days) whose market value for the rent is 15 000 EUR per week. You will only pay 1500 EUR for the exchange (and you save 13500 EUR since you are using 13500 Krowns from your virtual account that you got from hosting at your luxury property!).

Owners may assign the dates of the availability of the property exchange in advance which will be visible next to the property profile. Alternatively, we will contact the owners for particular dates that you request. After we arrange your exchange with the host, you will be able to contact them directly regarding any detail that might additionally interest you. Through our internal means of communication, we are updated about your conversation and we may pick up wherever you left your talk with another FGL user (regarding the particular exchange) so everything is up to your
expectations.
Since all the members are owners of the luxurious property, they will be the guests and also the hosts at some point. We believe that all of our users would like to be treated with care and respect and thus understand that this is the right manner in relation to other properties and owners too.
An adequate property insurance for all the owners i.e. hosts is mandatory. Each Guest is required to act responsibly towards the property during their visit to the Host.
Some owners require deposit in case of an incident/damage. In case damage occurs, kindly contact us in order to help you finding suitable solution.
Six nights i.e. seven days is the minimum that we are able to offer. Namely it is not worth for the hosts to prepare their properties and for many Guests that are coming from a far to stay less than 6 nights at the exchanged property. In case you stay less than six nights, the 10% exchange fee for 6 nights will still apply (minimum 300 EUR).
In such a case, we can put the note next to it so many potential buyers can see it. That property will also be put on our luxury real estate data base if you wish. Even after you sell it, your Krowns will stay on your FGL account and you will be able to use them as if you still have your property. Also, you may introduce FGL to a new owner of your property so they too have a chance to become FGL members.
Shortly after your stay at the other host’s property we will send a questionnaire (to the guest and to the host), that will reflect your impressions about the exchange in order to provide an incentive for each member to keep finest standards.
